We maintain the properties we manage as if they are ones that we own, we want to make sure that each renter truly feels they are living in a private, well-cared for residence. In return, our renters average less than 2 maintenance requests per year, keeping owners surprise costs generally lower than other forms of management.

Management FAQ

Q: What is the application process?
A: We use an online application process provided by RentSpree that all occupants aged18 and over must complete.

Q: What are the application qualifying criteria?
A: We screen for a minimum of 630 credit score, annual income of 35x the monthly rent, no
bankruptcies/foreclosures/evictions/outstanding collections over the prior 7 years. Some properties may have requirements above this and each property will have specific requirements posted.

Q: Do you accept multiple applications for the same property?
A: The first complete and qualified applicant is the first one presented with a lease to sign. Should the applicant fail to complete the lease in 72 hours then the next application that is fully complete and qualified will beprocessed.

Q: Are application fees refundable?
A: Application fees are not refundable.

Q: Do you know what annual increase I might expect as a renter?
A: We do not project the market in advance of the lease term we are signing.

Q: What if I want to buy a house, can I break the lease?
A: C Three offers a unique program to renters in homes that they manage. By buying a home in the areas C Three is licensed, and with a C Three agent, you may be able to be relieved of the financial repsonsibility of your lease. We will present an agreement for this program to you when you are ready to start the home buying process.
